The area of 21.80 ha included in the Plan boundary is located within the boundaries of the Spatial Plan for the area of special characteristics of the protected landscape "Bijambare", whose Article 66 of the Decision on implementation (Official Gazette of the Canton of Sarajevo, No. 23/09) establishes the obligation to develop the Regulatory Plan "Junakovac". The development of the Plan has retained the basic commitments from the higher-level plan. The concept of spatial organization of this Plan is based primarily on providing urban and planning prerequisites in the context of the development of the entire protected landscape "Bijambare", from the aspect of permitted activities. All facilities provided for in the Plan represent an offer for one-day excursionists and guests stationed at the site itself. The goal is to equip a part of the protected landscape "Bijambare" with human activity, while maximally preserving the indigenous environment of untouched nature, with minimal interventions in order to form the necessary construction fund and infrastructure in order to bring the land to its final purpose. The construction land zone includes two locations: the Junakovac location and the Borak – Ethno Village location. Other facilities planned for this area include accommodation facilities in the form of a tourist offer, in the form of bivouacs, an educational center, a mini zoo and a riding trail, sports fields, a forest trail and a lookout, an adrenaline park, a trim trail, a ski/sled track, an area for outdoor education (scout camp and motor park) and points with furniture. The fencing of the First Protection Zone of the Junakovac Spring is planned in accordance with the Decision on Sanitary Protection Zones and Protective Measures for the Junakovac Spring (Official Gazette of the Sarajevo Canton 49/17). The existing roads from the east and southwest are planned for reconstruction and, in part, for relocation outside the First Protection Zone of the Junakovac Spring. Other roads are being maintained in their current state. Parking is planned on existing areas that are already in use, without paving them.
