The area covers 36.9 ha and includes parts of the administrative territory of the Ilidža municipality. Most of it is undeveloped land - the strip between Butmirska cesta and the Butmir settlement in the northeast and the regulated bed of the Željeznica River in the southwest. The plan was developed with the aim of providing planning and urban prerequisites for the construction of residential and business facilities with park and recreational areas that would transform this area into a modern zone - according to the Urban Study ''Nova Ilidža'' (prepared by the architectural bureau AHA+KNAP doo Sarajevo and refers to an area of a total of 140.7 ha, which is divided into three spatial units: Regulatory Plan ''Nova Ilidža 1'', Regulatory Plan ''Nova Ilidža 2'' and Regulatory Plan ''Nova Ilidža 3''). The entire area is divided into eight zones (Zone A, Kapija, Zone B, Čaršija, Zone C, Zone D, Park, and Zone Aqua S, which is within the scope of the Regulatory Plan ''Terme Ilidža'' and is not treated by these regulatory plans); within the scope of the RP ''Nova Ilidža 2'', Zone B and Čaršija are treated, i.e. the area in the extension of Kapija, between the planned ''Parkway'' (the primary settlement road connecting the settlement of Ilidža with the M18 highway) to the north and the wide green belt along the Željeznica River to the south. The basic spatial planning concept of Zone B is based on the formation of half-blocks - blocks composed of stick-shaped buildings and individual vertical accents. Čaršija, with its central square, is conceived as the cultural and commercial center of the settlement of Nova Ilidža, with planned commercial and social infrastructure facilities. For this location, the Decision on the Implementation of the Plan establishes the obligation to develop an architectural and urban design solution at the level of an urban design.
