The area covered by the Plan boundary is 22.00 ha, limited to the south by Krupska, Marka Marulića and partly Paromlinska Streets, to the east by Hamdije Čemerlića Street, to the west by the Blagoje Parović Elementary School plot and to the north by the railway, Drinska Street and the tobacco factory complex. Given the urban city zone in which the subject Plan is located, all residential construction is planned in the form of residential and commercial buildings. 37 plots have been formed for residential and commercial buildings. Several buildings will represent height accents in this area, which is acceptable given the urban city zone, as well as the existence of similar accents in the immediate vicinity. As a continuation of the existing zone of commercial buildings to the east, 2 plots for the construction of commercial buildings have also been planned. A gas station is planned on the plot of the existing gas station on plot K2. With this concept, the gas station has been moved to the south of the plot with defined traffic access. A landscaped green area is planned at the far east of the site, with two underground garage floors below and part of an above-ground parking space to the north of the plot. All collective residential-business and commercial buildings will have landscaped areas around the buildings.
