The area of 184 ha, included in the Plan boundary, belongs to the administrative territory of the Novi Grad Sarajevo municipality. The spatial coverage is located on the left side of the Bosna River, northwest of the "Sarajevo Bypass" highway, which tangentially connects the Regulatory Plan coverage from the southeast and intersects with the Ožega Tunnel. The Plan coverage borders the "Bojnik-Dobroševići" Regulatory Plan to the west, and to the south by the Bosna River, and behind it by the "Rajlovac Economic Zone" Regulatory Plan. The coverage area belongs to the hilly-valley type of relief with elevations between 480 m above sea level on the southern side and up to 660 m above sea level on the northern side. In terms of the degree of suitability for construction, the unfavorable type of terrain dominates with about 68.5% of the coverage area, followed by optimally favorable terrain with approximately 15.5% of the area, then conditionally favorable terrain with 11.5%, and favorable terrain with 4.5% of the coverage area. In addition to the terrain configuration that determines stability, the limiting factors that influenced the Urban Design Solution of the Plan are the highway that passes through the area, the 110kV and 400kV high-voltage transmission lines, the main gas pipeline corridor, the Bosna River bed that touches the area boundary on the southern side, and existing buildings that, with their position, determine the positions and slopes of the roads. The concept of the urban design solution is based on the formation of continuous functional units taking into account the natural and created conditions on the ground. To the south and southwest between Dobroševićka and Reljevska streets and the highway, a business and production zone is planned on level ground, to which a residential and business zone is connected to the north of the aforementioned roads. A larger zone of protective greenery (forest) is planned in the central and eastern part of the area, and to a lesser extent in the eastern and northern part of the area. A school is planned in the lowland part along the Rječica stream in the northern part, and smaller residential and business zones in which the needs of the settlement for other social and commercial facilities can be met. In the hillside areas, mainly individual housing zones are planned, with the reconstruction of existing roads and the construction of new ones to enable the improvement of the settlement's traffic network. The adopted solution plans a total of 379 new facilities, of which 351 are individual residential facilities, 13 are commercial, 9 are residential-commercial, 4 are social infrastructure facilities, and 2 are religious facilities.
