The area of 4.30 ha included in the Plan boundary is located on a site that is northeast of Novo Naselje Street, i.e., from the border of the "Banovac" residential area, on the north side of the "Savića brdo" residential area regulation plan, and on the north-west side of the "Alića gaj - Karašnica" residential area regulation plan. On the west and north-west side, the subject area is limited by a local road, and on the east side by meadows and a forest belt according to the "Alića gaj - Karašnica" residential area regulation plan. The basic assumptions of the concept of spatial organization of the area considered in this Plan are based on the following: - high-quality urbanization of the area, - formation of construction plots for the construction of apartment-type residential buildings, - realization of traffic connections of the complex and equipping it with infrastructure; As a very important limiting factor in the space, the corridor of the main gas pipeline stands out, which intersects the area in the northwest-southeast direction. In the designated protective corridor of the main gas pipeline, construction of buildings is not allowed, and elements of the first and second vegetation floors must not be planted. Within the scope, 16 plots have been formed for the construction of residential buildings. The plots have larger areas, which improves the quality of life in these buildings (larger yard, greater distance to neighbors...). The number of floors of these buildings is P+1. Stationary traffic, parking/garaging of vehicles, must be provided within the corresponding plots, or within the dimensions of the buildings.
