Pursuant to the Rulebook on Property Valuation, the Republic Geodetic Authority manages the Property Price Register for the property mass valuation purpose.
The Property Price Register is a centralized system for collecting, verifying and visualizing the data from the property sales contracts. The register has been commissioned in 2012 and provides the foundation for obtaining a true picture from the property market.
The Property Price Register database contains the data from the sales contracts and lease contracts, data on properties from the Real Estate Cadastre database and supplementary data collected from other sources. The contracts are submitted by the organs competent for solemnizing the contracts - notaries public and basic courts.
The following data from the contracts are entered in the Property Price Register: basic data on property sale/lease (name and principal headquarters of the solemnizing organ, number of contract solemnization or number of contract from general working registry, date of contract solemnization, date of contract signing (if noted), legal basis of property sales, type of property sale/lease), data on parties to the sale or lease of property, basic data on the property (property type and subtype, identification of property, sold property area expressed in m2, data on property share sold, data on price or lease amount (currency, amount, unit price - optional, individual price/value of sold properties in the event of one legal affair covering two or more properties and if the individual price is noted in the contract - optional). At the moment of sales registration, the following data are taken over automatically from the Real Estate Cadastre database, via web services: property area, way of use, land use.
Supplementary data are collected from other sources: Real Estate Cadastre, Condominium Register, Building Register, and websites of the investors, Central Register of One-Stop-Shop Procedures for Building Permitting (CEOP), etc.
